Expert Tips on Planning a Garden Room That Enhances Your Home and Work Life

As the lines between home and office increasingly merge, establishing a dedicated workspace in our homes has become crucial for many. Consequently, opting for a garden room remains the most adaptable and economical choice for an innovative home office solution, providing a tranquil and efficient sanctuary away from the primary living area. At the forefront of this growing trend, we are excited to share our expertise in creating the perfect garden room tailored to your specific requirements, as well as introducing our cutting-edge Pre-Designed Garden Room Range for those seeking ready-made solutions.

Identifying the Purpose Early On

The function of your garden room shapes its design, size, and location. Whether it's a city-dwelling gym requiring privacy after a stressful workday at home or a tranquil nook where your garden office can become your evening yoga space, considerations like window placement, and overall positioning are key for creating a space that’s useable and comfortable all year round.

Navigating Budget and Cost

Budget considerations are paramount, yet they needn't limit your aspirations. At Mozolowski & Murray, we have over 30 years’ experience in crafting garden rooms to deliver bespoke solutions that align with your financial plan. Our expertise ensures that your investment delivers a space that is both affordable and of exceptional quality guaranteed to add significant value to your property and lifestyle.

Timeframe Considerations

The timeline for delivering your garden room can vary, influenced by its design and scale. Our capability to design and manufacture in-house at our factory in Kinross, allows for delivery within 4-6 weeks for standard projects. More complex or larger projects may require additional time, a factor we establish and plan for from the outset.

Strategic Location and Positioning

Location can influence design. If your garden room is positioned to enjoy the sunrise/set, then a canopy or overhang may help prevent glare. If your garden is regularly exposed to weather, for example, then French doors may suit over patio doors. Thought should also be given to securing the best view from your garden room. If privacy is important then think about what position will help achieve this or how this will influence the overall design. Other considerations are light, access, distance from the house, surrounding noise and how you want to view your garden room from the house.

Foundations and Preliminary Work

Most garden rooms will require a concrete base. Mozolowski & Murray project manages all this for you, however, if you are overseeing the build yourself, you will need to factor this into your costs and timeframe.

Your base work will also affect the overall height of your garden room as you will likely include decking, blocks, paving or a timber base, so you should factor in around 20-30cm when calculating the overall height of your garden room to ensure it complies with height regulations.

Understanding Planning Permission

In the majority of cases, planning permission is not required in Scotland if:

  • The Garden Room is located in your rear garden.
  • The area your Garden Room is allocated does not exceed 50% of the total area of the garden.
  • The Garden Room is single storey.
  • The new Garden Room is not used as a dwelling or as self-contained living accommodation.
  • The eaves height is no more than 3 metres, and the ridge height is no more than 4 metres.
  • Any section of the Garden Room against a boundary is no more than 1.8m high.
  • Any section of the Garden Room 1m from the boundary is no more than 2.5m high.

For designs that are out with the above specifications such as double storey garden structures, planning consent will most likely be required which can take up to 3 months to process.

Conservation Areas:

Planning Permission will be required if you live in a conservation area. Depending on the circumstances, your design proposal may be referred to Historic Scotland.  At Mozolowski & Murray we offer a full project management service so we can take care of every aspect of the planning, design, build and installation process for you. If, however, you are researching the project yourself, visit your Local Authority Planning portal online to determine if this is something which might affect you.

Whether you need more space for your kids to play, an office away from the house, a gym, art studio, bedroom, or a space to enjoy your garden at any time of year, a bespoke garden room by Mozolowski & Murray will not only enhance your lifestyle but will add significant value to your home.
